    Job Description
    POSITION DESCRIPTION:

    LEASING PROFESSIONAL
     
     
    Reports To:                       Community/General Manager
     
    Payroll Classification:        Non-Exempt
     
    Position Scope:                  To lease apartments at the highest effective rent level possible, while maintaining a strong customer service/satisfaction philosophy; maintain a courteous and helpful attitude to residents and potential residents; respond to residents promptly and courteously and to help resolve resident issues.  
     
    Primary Responsibilities: 
    To be aware of company and community policies and be able to explain them to residents and potential residents. 
    To have a comprehensive working knowledge of all lease related documents and be able to accurately complete the documents in a timely manner. 
    Maintain accurate resident files in accordance with company policy. 
    Enter into the computer data relative to residents and potential residents in accordance with company policy. 
    Assist in developing and maintaining a resident retention/renewal program in order to achieve optimum increases and conversion ratios. 
    Inspect apartments prior to move-in to ensure market ready status. 
    Assist in the leasing activities and resident relations. 
    To be aware of competitive communities rent levels and amenities. 
    To be aware of all community and area facts and statistics.
    Assist in preparing the competitive market survey report as needed.
    Greet new residents and assist with the move-in process. 
    Show the models and amenities to prospective residents. 

    RELATIONSHIPS 
    Internal – CM/GM, Resident Services Manager, Leasing & Marketing Manager, home office personnel, other on-site personnel, student/leasing personnel. 
    External – Residents, parents, incoming students, university officials, and marketing representatives. 
     
    QUALIFICATIONS 
    Education – Some college preferred. 
    Experience – This is an entry level position in the property management field. Prior sales experience is a plus. 
    Skills – Ability to successfully interact with people; good organizational skills; good verbal skills; strong customer service/satisfaction philosophy; proficient in sales skills; professional image. 
    Management – Experience with property management software, recommended, but will train right candidate. 
    Physical – Ability to access all units (walk up stairs) and amenities in order to sell prospective residents on the property; ability to work standard community hours with capability to work an additional 15 minutes daily prior to office opening. 
    Environmental – Ability to negotiate stairs and work in conditions both inside and outside with temperatures ranging from occasionally 0-100 degrees, depending on the season.
